It may seem impossible that dry weather and basement flooding go hand-in-hand. Surprisingly though, basement flooding could still occur even when the weather is dry. Whether the weather is mild or extreme, you should still make sure that your home is protected. Causes of Basement Flooding During Dry Weather

Blocked or Failed Sanitary Lateral

Just like roof shingles, or the pavement on your driveway, the sanitary sewer lateral can degrade over time. As a sanitary lateral degrades, tree roots can begin to penetrate it, or it can collapse due to deterioration. Additionally, the sanitary lateral can get clogged if something other than human waste or toilet paper is flushed down the toilet, resulting in a sewage backup. When this happens, your own home’s domestic wastewater will begin to flood your basement—this means that water from your shower stall, sink, or toilets can end up in the basement of your home. It is a good idea to have your sanitary lateral inspected every 5 to ten years, depending on how old it is.

Foundation Drainage Failure

Some homes are constructed in lower lying areas that tend to accumulate water more than others. In these cases, the foundation drainage system must be continuously working to keep the groundwater level around the foundation lower than the basement floor. This system can also degrade over time and get plugged by fine sediment. When this happens the ground around the foundation will begin to crease. This is known as seepage. Other causes for this type of flooding is sump pump failure and the weeping tile failure.

Hot Water Tank Failure

Hot water tank failure can occur if it’s not maintained or is overlooked during your home’s routine maintenance. If your tank is full or has not been serviced in a few years, you should probably have it inspected. Old hot water tanks rust, developing leaks and can become hazardous if they’re older than ten years. Some signs of a hot water tank failure include no hot water, rumbling and noise, scalding hot water, rusty coloured water, pressure relief valve leaks, and hot water tank leaks.
